<title><![CDATA[Five Questions You Must Ask a Realtor Before You List]]></title>

If you are selling a home ask for advice, promotional samples, and a CMA. Other questions to ask for:

1. How many homes have you listed and how many homes have you sold in the last six months? - Look for an agent who has experience with homes similar to yours and is active in your area.

2. What is your average length of time from listed to sold? - Don’t automatically assume the shorter time on the market the better. That could reflect selling homes quickly at lowball prices. 

3. How long have you been in business? - The length of time a real estate agent has been licensed is not a sure fire sign that they’ve been an active seller. 

4. What types of things separate you from your competition? - for instance, what type of advertising is being used by you to reflect the conditions of the marktet. Does the agent have 24 hour advertising capabilities or other type of innovative marketing techniques.

5. Finally, request a step-by-step marketing plan of the first four weeks, eight weeks and twelve weeks your home will be on the market.

If you are a buyer ask for a listing of homes in the area of choice. Also, ask how he/she plans to negotiate the purchase in your favor. As a buyer you want someone to look after your interests. Track how long each agent takes to respond to your request and how quickly they follow up. If they don’t respond efficiently to your requests imagine how they will handle potential home buyers or help you search for the right home.
